What Is a Re-Inspection?
A re-inspection (or repair verification inspection) is a shorter, focused visit where we return to the property after your original home inspection to confirm that agreed-upon repairs have been completed. We visually evaluate the items in question and update our findings so you can move forward with confidence.
Instead of re-inspecting the entire home, we concentrate on the specific items called out in the original report or repair addendum—such as roof leaks, electrical issues, plumbing leaks, or safety concerns—so you know what was actually corrected.
When Should You Schedule a Re-Inspection?
Re-inspections are most helpful once the seller or contractor says repairs or upgrades are done.
- Repairs were negotiated after your initial home inspection.
- The seller agreed to fix safety or major defect items before closing.
- Contractors completed roof, electrical, plumbing, or HVAC work you want verified.
- You want documentation that issues were addressed before you take ownership.

What We Check During a Re-Inspection
We focus on the items that were flagged in the original report and identified for repair. Our job is to verify whether those specific concerns appear properly addressed at the time of the re-inspection.
- Roof leak repairs or replaced roofing sections
- Plumbing leaks, replaced fixtures, or drain repairs
- Electrical corrections like GFCI outlets, improper wiring, or panel issues
- HVAC repairs, new equipment, or thermostat issues
- Structural or safety items such as railings, stairs, or trip hazards
- Moisture intrusion areas around windows, doors, and exterior walls
Re-inspections are visual and non-invasive, just like the original home inspection. We’re not performing code enforcement or guaranteeing contractor workmanship—but we do document what has changed and whether conditions now appear satisfactory.
How the Re-Inspection Process Works
- You or your agent provide a list of completed repairs or the signed repair addendum.
- We schedule a time to re-visit the property—often before final walkthrough or closing.
- We re-check the agreed-upon items and photograph the repaired areas.
- We provide a brief written update or addendum to your original report.
- You and your agent can use this information to finalize negotiations or closing decisions.
