What is included in a full home inspection?
We visually evaluate the accessible roof, exterior, interior, electrical, plumbing, HVAC, attic, installed appliances and other major systems. When present and accessible, the inspection also includes common Southwest Florida features such as pools, pool equipment, lanais, screen enclosures, docks and seawalls.
Do you use infrared thermal imaging?
Yes. Infrared thermal imaging is used where appropriate to help identify temperature anomalies that may point to moisture, insulation or HVAC concerns. Thermal imaging is a supplemental inspection tool and is interpreted together with visible conditions and other findings.
How long does a full home inspection take?
Most standard inspections take around two hours, although larger, older or more complex properties can take longer. Buyers are welcome and encouraged to attend when possible.
When will I receive my inspection report?
Reports are typically delivered the same day in an easy-to-read Spectora digital format with photos and clear explanations of the findings.
Can I schedule insurance inspections at the same time?
