Your full home inspection is a comprehensive visual evaluation of the major systems and components of the property:

  • Interior: walls, ceilings, floors, doors, windows, stairs, handrails, and visible framing concerns.
  • Electrical: main panel and subpanels, breakers, visible wiring, outlets, GFCI/AFCI, switches, fixtures.
  • Plumbing: water heater, visible supply and drain lines, fixtures, toilets, tubs/showers, hose bibs.
  • HVAC: heating and cooling equipment, thermostat, condensate drains, accessible ductwork.
  • Attic & Insulation: insulation levels, ventilation, visible roof structure, access points.
  • Built-in Appliances: range, oven, microwave, dishwasher, disposal, and others when present.

Infrared Camera & Moisture Checks

We utilize an infrared camera in key areas to help identify temperature anomalies that may indicate hidden moisture, missing insulation, or overheating electrical components. Infrared doesn’t “see through walls,” but it’s a powerful tool when used together with a trained eye and moisture meter.

Optional Pool & Spa Inspection

Many Southwest Florida homes include pools, spas, and lanais. Upon request, we can inspect:

  • Pool surface, coping, deck area, and visible cracks or trip hazards.
  • Pool equipment: pump, filter, heater (if present), and visible plumbing.
  • Safety items where visible, such as barriers, gates, and alarms.

How long does a full home inspection take?
Most standard homes take about 2–3 hours on site, depending on age, size, and condition. Larger or older homes may take longer.
When will I receive my report?
Reports are typically delivered the same day or by the next morning, so you have time to review everything during your inspection period.
Do you also provide 4-Point and Wind Mitigation inspections?
Yes. In addition to your full home inspection, we can perform 4-Point and Wind Mitigation inspections that insurance carriers commonly require in Florida.
