What We Inspect
The 4-Point Inspection evaluates the four major systems insurance companies care about most when determining home safety and eligibility.

- Estimated age of the roof
- Visible wear, damage, granule loss, soft spots
- Signs of active or past leaks
- Roof covering type (shingle, tile, metal, etc.)
- Flashing, penetrations, skylights, and ventilation
- Photos required for underwriting

- Main service amperage and panel type
- Brand verification including recalled/problematic brands
- Double taps, overheating, scorch marks, corrosion
- Breaker condition and compatibility
- Wiring type (copper, aluminum, cloth, etc.)
- GFCI and AFCI protection where applicable
- Inspection of subpanels when present

- Supply piping type (copper, CPVC, PEX, polybutylene)
- Drain type (PVC, cast iron, etc.)
- Water heater age, condition, and safety compliance
- Evidence of active leaks or past water damage
- Shutoff valves, connections, and corrosion checks
- Visible pressure issues or deficiencies

- System age and serial verification
- Cooling performance and temperature split
- Condition of air handler and condenser
- Electrical safety of disconnects and breakers
- Ductwork condition, insulation, and leaks
- Signs of microbial growth or moisture issues
