What Is a Mold Assessment?
A mold assessment is a focused inspection of your home for visible mold, moisture problems, and the conditions that allow mold to grow. In our hot, humid SWFL climate, mold can develop quickly after leaks, storms, or AC issues—and often in places you can’t easily see.
We combine a detailed visual inspection with moisture detection tools and, when requested, air or surface sampling to help determine whether a mold problem is present and how significant it may be.
When to Schedule a Mold Assessment
- Persistent musty or “earthy” odors that don’t go away
- Visible staining or discoloration on walls, ceilings, or baseboards
- Recent roof leak, plumbing leak, or AC drain backup
- After a storm, flood, or water intrusion event
- During a real estate transaction when you want extra peace of mind
- Family members experience increased allergies or irritation at home
What We Do During the Assessment
- Inspect living areas, bathrooms, closets, and around windows
- Check AC closets, air handlers, and around supply/return vents
- Look for staining, swelling, bubbling paint, or damaged finishes
- Identify areas with visible mold-like growth
- Use moisture meters on suspect walls, ceilings, and baseboards
- Use infrared (thermal) imaging to help locate hidden moisture behind surfaces
- Identify active leaks or materials that are still wet from past leaks
- Air sampling indoors and outdoors to compare mold spore levels
- Surface sampling of visible growth when appropriate
- Samples sent to a certified laboratory for analysis
- Lab report outlining mold types and levels identified
